
The following terms and conditions govern all services provided by Wilkn Home Repairs. By approving an estimate, the client acknowledges and agrees to the terms outlined herein. These terms apply to all projects unless otherwise modified in writing by both parties.
All estimates are fixed-price and provided in writing prior to the commencement of any work. Pricing is based on scope, materials, and quality of finish, not hourly rates. Estimates are valid for 14 days from the date of issuance and are subject to applicable HST at the current rate. Scope changes identified after estimate approval will be addressed through a written change order with revised pricing before work continues. Estimates requiring an on-site assessment will be confirmed following a site visit. Remote estimates based on submitted photos are provided at Wilkn Home Repairs' discretion and are subject to revision upon on-site inspection.
A deposit of 25% is required on all jobs exceeding $1,500 prior to scheduling. For jobs under $1,500, full payment is due upon completion. Payment is accepted by e-transfer, cheque, credit card, or cash. Invoices are due upon issuance unless otherwise agreed in writing. Overdue invoices are subject to a 2% per month (24% per annum) interest charge after 28 days. Materials are sourced and managed by Wilkn Home Repairs as part of the project and are included in the fixed-price estimate. Material costs are billed once installed. Returned or NSF payments are subject to a $45 administration fee in addition to any bank charges incurred.
Jobs are scheduled only after a signed estimate and required deposit have been received. A confirmed booking is defined as a scheduled start date acknowledged in writing by both parties. Submission of an inquiry or receipt of an estimate does not constitute a confirmed booking. Scheduling is confirmed in writing via email, at which time a start date and estimated duration will be provided.
Rescheduling requests made less than 48 hours prior to a confirmed start date may result in a fee of up to one-half day of scheduled labour. Cancellations made within 48 hours of a confirmed start date may be subject to a fee equal to one full day of scheduled labour, regardless of whether work has commenced, to account for reserved time and lost work opportunity. Any materials purchased or prepared for the project will be charged to the client. Where materials can be returned, a refund may be issued less applicable restocking fees, delivery costs, and handling time. Cancellations after work has commenced are subject to a charge for all work completed to that point plus any materials purchased. In the event that Wilkn Home Repairs requires a reschedule, the client will be notified as soon as reasonably possible and a new start date will be confirmed promptly.
Definition of a Full Day: A full day of scheduled labour is defined as up to 8 hours of reserved working time. The applicable rate will be based on the agreed project pricing, prorated to the number of days reserved.
Work is performed strictly to the agreed scope outlined in the approved estimate. Any additional work identified on-site that falls outside the original scope will be communicated to the client prior to proceeding. A written change order will be issued and must be approved in writing before additional work begins. Wilkn Home Repairs will not perform out-of-scope work without written authorization. Work will continue as outlined in the approved estimate unless a change order is executed. Delays in change order approval may impact project timeline and associated costs.
In the event that work is paused mid-project as a result of a pending change order, client decision, or modification to the agreed scope, all time spent on-site up to and including the point of pause shall be billable. This includes, but is not limited to, time spent conducting assessments, participating in discussions, taking measurements, or preparing revised estimates, irrespective of whether active installation work was being performed at the time.
In circumstances where work is suspended and Wilkn Home Repairs vacates the premises pending client approval or instruction, the full scheduled labour allocation for that day shall be deemed billable. A day reserved for scheduled work constitutes a billable commitment. The forfeiture of that scheduled time due to circumstances within the client's control does not relieve the client of the associated labour cost.
Work shall resume only upon receipt of written approval of the applicable change order. Delays in obtaining such approval may affect the project schedule. In the event that the original time allocation can no longer be maintained, rescheduling fees shall apply in accordance with the Scheduling policy outlined herein.
Wilkn Home Repairs stands behind all completed work. Any issue arising directly from workmanship within one year of project completion will be addressed at no additional cost. This warranty applies to workmanship only and does not cover issues arising from pre-existing conditions, material defects, client-supplied materials, or damage caused after project completion.
Wilkn Home Repairs' liability is limited to the value of the work performed under the applicable estimate. Wilkn Home Repairs is not liable for indirect, consequential, or incidental damages. General liability insurance coverage is maintained and proof of insurance is available upon written request prior to the commencement of work.
The work area must be cleared, accessible, and free of hazards on the confirmed start date. Wilkn Home Repairs is not responsible for delays caused by inaccessible work areas, missing client-supplied materials, or site conditions that differ materially from those described at the time of estimate. In the event that Wilkn Home Repairs arrives on-site and the work area is not accessible or adequately prepared, a trip fee equal to one half-day of scheduled labour may be charged to account for lost time. Wilkn Home Repairs reserves the right to pause or refuse work if site conditions are deemed unsafe, without prejudice to any amounts owing for time or materials already committed. Clients are responsible for obtaining any required permits unless otherwise agreed in writing. Wilkn Home Repairs performs non-structural interior work only and does not assume responsibility for permit compliance on work outside this scope.
Upon project completion, the client will be asked to review the completed work and confirm satisfaction in writing. Final payment is due at this time. Failure to respond within 48 hours of a completion notice will be treated as acceptance of the completed work.
Any disputes regarding invoiced amounts or workmanship must be raised in writing within 7 days of invoice issuance or project completion, whichever comes first. Wilkn Home Repairs will respond within 5 business days. Both parties agree to make a good faith effort to resolve disputes directly before pursuing any external remedies.
Wilkn Home Repairs may photograph completed work for portfolio and marketing purposes. Photos will not include identifiable personal information. Clients who wish to opt out of project photography must submit a written request prior to the commencement of work.
Client information collected through the project inquiry and booking process is used solely for the purposes of estimating, scheduling, and completing the agreed work and will not be shared with third parties. Photos of completed work used for marketing purposes will not include client names, addresses, or other identifying information without explicit written consent.
All content associated with Wilkn Home Repairs, including but not limited to the business name, logo, photographs, and written materials, is the sole property of Wilkn Home Repairs and may not be reproduced, used, or distributed without prior written consent.
All project decisions, scope changes, and approvals must be confirmed in writing via email or through the project approval link provided. Verbal agreements made on-site or in person are not binding until confirmed in writing.
These policies are governed by the laws of the Province of Ontario.
